Study of the design process of the restoration of architecture, from the theoretical and analytical fields to the operational aspects. The application of this process has the objective of designing and defining appropriate interventions in architectural restoration of selected case studies. During the workshop technical insights are provided on the importance of historic buildings and the physical technique applied.

Programme

The module focuses on integrating the fundamental themes of Real Estate Appraisal by investigating specific aspects of valuation tools and methodologies.
Evaluation therefore plays a role in identifying the best solution in relation to the project, the context, the stakeholders involved in the process, and pre-defined feasibility requirements.
Specifically, the module is divided into:
- Main elements of Economics: Goods, Needs Utility, From utility to production costs and from production costs to the market (marginal cost, demand, supply).
- Overview of the fundamental principles of Real Estate Appraisal
- In-depth investigation of the specific themes of restoration cost: quantity survey, specific price lists for restoration, techniques of investigation and analysis of new prices for restoration works. Introduction to WBS and breakdown of historical buildings into technical elements.
- Regulations on maintenance plans for architectural heritage with a view to optimising maintenance plans.

Type of delivery of the course

The module combines theoretical lectures, aimed at illustrating the principles of estimation, with practical ones aimed at learning the practical aspects of estimation procedures. In addition, there will be face-to-face communications on how the examination papers should be carried out. In the event of an extension of the COVID-19 health emergency, all provisions regulating the methods of carrying out teaching activities and student assessment will be implemented.

Attendance

Attendance at the course is compulsory for 75% of the hours.

Type of evaluation

The examination will take the form of an oral discussion. During the Module, students are asked to write a complementary paper to the restoration project, in which the analytical evaluation of restoration costs is addressed. In the event of an extension of the COVID-19 health emergency, all provisions regulating the way in which teaching activities and student assessment are carried out will be implemented. In particular, the final examination papers will be submitted electronically by uploading them onto a dedicated platform.
